After leaving education 12 years ago, I chose a career in real estate and I'm so happy I did. I can't begin to tell you how much I love what I do! Listing homes throughout the Denver metro area is one of the most exciting parts of my job!
Before I even walk through the front door of a home I’m listing, I begin to envision photo shots that will best display your home. Sometimes the exterior profile is picture ready, but sometimes it's amazing how tweaking a few items can add a welcoming and inviting look to prospective buyers as they drive by or view pictures of your home online. Once I’m inside the home, more ideas begin to flow as I walk from room to room. I have several of my own staging items that I often bring free of charge to enhance walls, floor space or shelving; sometimes a new set of eyes that can make a few adjustments can give a room a little “face lift!” Additionally, I have professional stagers if we feel the need for their help.
I view hundreds of homes every year with my buyers and I am always listening to what they like and dislike. First impressions definitely matter, and knowing what impresses my buyers as we view homes helps me showcase your home. A few small adjustments can make the difference between attracting a moderate amount of buyers or bringing in a multitude of buyers! I’ll let you know about items that could be updated, replaced or repaired - often for a minimal cost, but could bring you thousands more in profit. I will also tell you what NOT to do: there are many items sellers think they should do, but in all honesty many of those items are not worth the effort, time or money. They won’t help with the sale of their home, or bring in a higher price. Sometimes sellers choose to do nothing in preparation to sell their home and in some situations it is appropriate to sell a home in “AS IS” condition. I realize your home has its own special characteristics and my suggestions and preparations to sell your home will also be unique and dependent on the current market conditions.
Sellers always want to know how much money they can get for their home. To help determine the list price, I’ll prepare a current, free market analysis. This simply means I compare your home to other homes in your area that have similar features. The market analysis must be relevant and current. I will look at homes that have sold in your area within the last six months. I’ll compare the square footage, number of bedrooms and bathrooms, any upgrades or updated kitchens and bathrooms, finished basements or no basement and I will take into consideration the age of the roof, paint, flooring, mechanicals, location and a multitude of other items. We’ll review all this information and together we will determine a list price that we feel is right and one that the market will support.
It is my job to make sure everyone knows the “master plan". It's invaluable to develop a clear and precise agenda and that's exactly what I will do, with your input. We will have dates and strategies in place so everyone is working towards the same goals - which is primarily getting the highest dollar for your home and selling it quickly with as little inconvenience to you as possible! Of course we need to allow flexibility, but having a clear picture in place will reduce the level of fear and stress when you sell your home! I am completely transparent and will make sure you have all your questions answered about marketing and pricing your home, the mounds of paperwork, negotiations, contingencies when an offer has been presented, appraisals, inspection requests, moving out and what to expect at the closing table.
